If they were REALLY serious about conserving energy, then they would outlaw automatic dishwashers, dryers, refrigerators over a certain saize, etc--anything that costs energy but makes living easier.
The answer to real estate agents and lawyers not getting paid at closure is to sell your home by yourself. It is an easy process.
I cannot imagine the majority of people in this country being able to financially withstand the cost of upgrading appliances, heating/air systems, or energy-efficient electrical systems to meet fed requirements.

With 300 acres to go with it, we could put a clause in the sales contract that
the current dwelling does not meet current standards and so it is being offered as, and only as, a storage building, along with the other barns, garage, and outbuildings.
Of course, that would mean increasing the price per acre enough to compensate.
If the new owner were to choose to "store" his family, clothes, furniture, and appliances in it, it wouldn't be my problem. *<];-')

Socialism requires the need for the abolition of private property and the subjugation of the individual to the collective. This is just another mechanism to achieve that goal. The mortgage crisis was set up to discourage and make impossible the ownership of property under the pretense that they wanted to expand the property owning class when it was designed to do precisely the opposite. Unless we take over all media and education and proselytize the concept of individualism we are finished.
