You'd like Virginia. Lots of mountains, streams, valleys, and you can have the beach, marinas and cities anytime you want them.

Cary, North Carolina has all you're looking for as well as it's next door neighbor Raleigh. South Carolina as a whole is pretty Republican also.
Try moving to Utah. The nice LDS folk are very conservative and the leftists that live there can't stand it, so they whine about how the GOP and conservatives dominate the state. They won't move, so it's always high comedy to hear liberals cry. I think. :)
Texas has very affordable housing and no Democrats in any statewide office. Sane people are in charge.
