Come on! Come in! -if you would like to have some seedcakes and a pint and relax a while. (If it is a special occasion, we still have a few bottles of the old wineyards left!)

Our first thread ( New Zealander builds Hobbit hole ) reached 4,100 posts, and we thought that was big. Our second thread (The New Hobbit Hole ) held us for over 48,000 posts, and we loved it dearly. We talked about moving to a new thread for the last 38,000 posts, but we are really slow to muster! Finally, the time has come. Tomorrow (at 12:01 am, to be precise!) The Two Towers comes out, and we start a new chapter.

Heh.... they were an urban legend a while back.... report was that these skirts with silk-screened images of tooooshes on them that made it look like a see-through skirt were the latest rage in Japan.... It was just a myth.

I knew I'd heard it, but couldn't remember where! I've seen the Muppet Movie, but not super recently.

Unlike Muppet Treasure Island, which I pretty much have memorized.

Are you sure there is not some Gondorian in your heritage?

There was some ballet in my heritage. You have your tights, you know, the leg coverings like pantyhose, and then the leotard goes over the tights. That way, no panty interference.

Maybe ballet is Gondorian.

Hey, I'm still getting caught up with weed whackers!

I have a Black & Decker 12" rechargeable, like the one shown in the Wally World link. I like it, and this is the second year I've used it. "Pick-it-up-and-go" makes things a lot faster than hassling with reeling extension cord in and out. I've never run it into the ground yet, but I do know it runs for a whole 45 minutes, which is what I need if I'm doing a thorough job. The heavy battery on top is a bit awkward at first, but there's no long cord to drag along.

I'll go cordless any time the technology is there. Not just electrical stuff, I have (if I can find where I put it) a decent Remington cartridge-fired stud gun. It's not the high-end semi-auto, but the middle-of-the-road handgun style. The hit-with-a-hammer type is worthless, in my experience, because it requires two hands to use, and that makes you at least one hand short for holding things.

I've gotten a lot of use out of it for fastening stuff to concrete, and putting up green oak fencing. It would have been impossible for me to nail that stuff, but a couple of shots, and it's up there for good.

I think I love it because within the obvious seriousness and pageantry of the moment, no one lets a little embarrassment ruin the ceremony. If it were one of us gals, we'd be dropping everything to hold down the skirt and running for cover. It's got so much class just to carry on.

SSQ Here: I've used this site to shop for refinances for the last 5 years:
We got our 15yr fixed rate down from 7.5% to 5.5% over a sequence of "No points No closing costs" mortgages over the last 3 years. (That is, none of the refinances cost us anything at all.)

Using the above link for Texas, I see that a 30yr fixed "No points No closing costs" mortgage is offered at 5.5%. The rate may be higher if your loan amount is only $50,000

For $7.84 per month per $1000 you could pursue a 15yr fixed "No points No closing costs" mortgage at 4.75%, again subject to your loan amount being large enough to make the deal worth the mortgage companies while.

Be sure to get a clear statement of all their terms. Also a 15 day rate lock seems too short to be practical unless they have a very fast paperwork turnaround. In that case, stick to lenders with a 30 or 45 day rate lock if you're uncomfortable with the rate risk.
