There's a reason the daughter didn't have POA.

Usually it says $1 plus blah blah blah...to cover contract law that there must be consideration. So the $5 doesn't mean much without other confirmation.

Well sometimes people are just stubborn, and then once they decline mentally, it can't be fixed. In this case, the issue is usually called undue influence. Because the patient is so dependent on the caregiver, such transactions might be voided, or the caregiver might be estopped from making the claim, etc., depending on state law. Generally, a judge won't permit this. This person needs a good lawyer.
