$274 per square foot per year, that’s insanely expensive, and the only rational way you could arrive at that valuation is for it being a bar. The owner will lose at least $5k a month renting out the tiny space.
There’s 18 spaces which are under $32 per square foot per year this bar could move to. The current property owner needs to pull their head out of their rump.
