West Texas always needs rain.............
“9700$ rate went to $1300”
I wish mine went from $9,700 down to $1,300!
But you probably meant $13,000. Yikes, that is horrendous.
Last 4 years for full coverage was
2500
3500
6500
9700
Even those rates had a $50,000 out of pocket in the event of a hurricane loss. I live 28 miles from coast. 33523
In Florida you can elect no wind coverage and pay accordingly.
Fire is covered. Theft and all other perils. Full liability at that $1300
Wow, even 28 miles inland!
We get really strong winds around Coeur d’Alene, Idaho. Sometimes they roar in off the prairies to the west, sometimes they blow in from Montana to the east. And we are in a heavily wooded area.
Before we bought the place, it was hit by a wind-downed tree around 2012. Major damage to the second floor and a lot of restoration work ensued together with a new addition at the rear and a new kitchen.
I lived in a duplex in Massillon, Ohio in the winter of ‘77 - ‘78. I was at my girlfriend’s one night when a big storm blew through and tree landed on my house — smack on the master bedroom. The tree trunk was on my bed! Talk about good luck being out of the house then!
It must be unnerving being self-insured for wind damage.
Please give us an idea of the ‘better’ h/o rates in Idaho. Can’t even be $1000 a year, is it ?
I have no trees that can fall on my place. Metal roof. Single level. So I consider the risk just one more life’s gamble. At least I’m not paying for those that live closer to the coast.
$2,500 / year. Two story ordinary house, 32 years old, 3,400 sq ft, 1/3 acre. We are in a neighborhood with good fire protection, hydrant next door, lake water if needed, and some tall trees nearby. Rates have been skyrocketing. We recently heard some companies will no longer insure houses older than 20 years!
I just checked. It was:
$2,500 in ‘24
$2,100 in ‘23
$1,750 in ‘22
$1,500 in ‘21
That’s 67% in three years. And to think I used to be worried about property taxes soaring in retirement!
Guess SpaceX is getting ready for a battering...
Although, a launch in the middle of a hurricane would be exciting...
Insurance companies here in Florida are now declining to insure ROOFS that have solar panels installed.
______________________________________________________
I’m not doubting your information however; I have a home in SW Florida (Cape Coral) that has 12KW of solar panels. Last December brought us a hurricane that took out my roof. Down here we have a large deductible on hurricane insurance but they replace the roof and the few thousand dollars extra for taking off and replacing the panels.
I also have a home in Kentucky with 12KW of solar that just had very significant hail storm damage, so much that the roof needs to be replaced. The insurance company is doing that including removing the solar panels and replacing them. If they are raising my rates because of either of these they haven’t talked to me about it yet.
I do have a good insurance company in Kentucky, Farm Bureau. they have been most excellent to deal with on these claims. The same can be said of my Florida Insurance company, Tower.
So many people have solar down in Florida that it is much cheaper to install and to R&R solar panels than in Kentucky where they are not very popular. The cost is 3 times higher for R&R than in Florida.
I am probably the most conservative guy you will ever run into. I have well over a years worth of food and commodities in storage and have solar on the roof and battery backup. When the SHTF if I’m still around my kids and grandkids will eat and be comfortable.
I have solar because the government gave hefty incentives in tax savings to do it. My solar in Kentucky has paid for itself and now most of my electricity is free.
The government also gave me a tax advantage for buying a plug in hybrid auto, a Chrysler Pacifica. Since I have free electricity it made sense to me to do that and that allows me to drive most of my local driving gasoline free.
I’m not a tree hugger, I have an old Corvette that will pass anything except a gas station, I’m not afraid of CO2.
I don’t see anything wrong with using solar if you can or not having to buy gasoline. Typically when driving the Hybrid we can go for months without purchasing any gasoline. If we make a long trip in that car we have to use gas and don’t mind doing so.
I remember when many folks said that getting a smart phone was silly, a phone is for making phone calls nothing else. I don’t think I know anybody now that doesn’t have a smart phone. I’m old but I enjoy the modern conveniences we have and like to use them.
