Here where I work the Inspections are to make sure we’re keeping the place up properly, not to ding residents.

Of course, if we do find hoarders that’s a problem. But otherwise we’re looking for mold, asbestos, lead-based paint, pests, etc.

We have enough of our own problems without looking for those caused by the residents.

Good morning on Almost-A-Friday!

We had a surprise (un-forecasted) drenching yesterday late afternoon/early evening as I was out getting groceries. That was nice. After the summer we’ve had here, nobody was complaining.

It’s all about greed. If they don’t have to make repairs, they don’t have to spend money. However, the last time I did taxes (a VERY long time ago!) repairs on rental property were deductible, so why the bother? Also, the employee cost.

The manager asked if “we” had taken care of all the repairs and I said, “It’s been almost a year, and I think the door about finishes it. I’ll look at my list, though, and let you know what else needs to be done.” So owner and manager know I keep records.

I make a list of the items I see that are questionable on the first walk-through, before I sign the contract. Normally, it’s 30 days to turn in what needs to be seen to. I’m good at finding those!

Some apartments (like this one) are worse than others, but most don’t take as long to see to. “Unreliable maintenance men” is the excuse here.

I think a lot of that depends on the starting word, too. Mine only resulted in one out-of-place letter so I had to use another word which was a gold mine.

But we both made it without an X/6, so it’s all good!

Peasant and accounted for.

Went to my office to dodge 110F’s today and avoid possibility of getting cut off from work by a blackout.

VERY angry last night & still percolating this morning.

Mom’s senior residence had their power shut off. Mom was in the shower, at the time, which is an interior room with no windows, so she was suddenly in pitch darkness. Glad she didn’t become disoriented and fall in the dark. And what of those residents who have powered medical devices they rely on? Utterly inexcusable, IMO. Second only to a hospital, these senior residence facilities should NEVER be included in any rotating outage plane. Just — NEVER.

That’s something to scream about to an appropriate gubmint official.

You might also get your mom one of those nightlights that will light up if the power is lost. We have one of those in our interior bathroom with no windows. I got caught in an outage when I was in the shower and didn’t even have to slow down.

I’m very sorry your mom had to go through that. It’s disconcerting to say the least and very scary at the worst. I hope she’s OK.

I don’t know about CA but in most places where power outages are common, a back-up generator is required by law. In Utah, they try to restore the power to the areas with senior populations, and if nothing else, the police will intervene and take them to a place with emergency power.

Most hospitals have back-up generators (HUGH ones) for just that reason. Plus, what if they’re in surgery at the moment?

Liberals don’t care who they inconvenience, and you didn’t hear me say that!

I will be getting one of the emergency lights for her bathroom because it’s an interior space that goes pitch black if the power fails.

The place is not a “medical facility” so they don’t have the same mandates a hospital would to maintain continuity of power. They do have battery backup that runs lighting in the common areas, so stairwells and hallways remain lit, but that doesn’t extend into the individual apartments.

My power company has a form you can submit if you are using powered medical equipment at your residence, and they will exempt your service block from rotating outage to ensure your medical equipment remains powered. Obviously that only governs controlled outages, not lightning strikes that blow up transformers, etc; still, the point is they recognize liability and have a strategy to mitigate it.

How I could accomplish that for my own private residence, and yet the power company NOT see that liability writ large in the form of a senior residence facility is stunning. I’m blown away that the exemption wasn’t established between the facility and the power company as part of the permitting and construction planning process.

Happy Friday Eve, Moose.

I don’t know how personally you feel this loss, but the world has lost a great leader and a stabilizing force for the good of all.

It’s like the passage of my wife’s uncle at 100. These were people from an age where duty and honor meant something and they lived their lives by them. We have fewer and fewer examples of this left alive in the world, and we’re much worse off because of it.

I have no feelings toward the new king. I only hope he learned a great deal from his mother.

May God bless your countrymen as you make this transition.
