He offered to drive rent money all the way up there and hand it to them personally but I am wondering if they even live at the address they gave me. I used that address because LL cashed the first replacement check that I mailed to that address. We had been using their street address for a long time. For years it went to a PO box and last summer two checks were returned to us. We called and asked about it and they told us to send it to their physical address
Our assumption was that maybe they were having money issues due to pandemic and surrendered the PO box to cut back. So for like a year and a half we are mailing checks to their physical address and everything’s just been funky dory until the eviction moratorium was lifted. Now all of a sudden I’m not paying rent?
I wrote two checks in June to pay ahead when I was in chemo and radiation just in case I was hospitalized or something. I believe they were both cashed a month later.
I don’t know what to think other than pack my stuff and go. I have a place to stay and regroup. I didn’t really want to make any big moves until my cancer treatment was over with a clean scan. Oh well, God probably has a better place for me. I can probably buy some kind of hovel for cash I don’t care as long as I pay my property taxes nobody can yank me around like that.

Yes, they may want to sell. The house across the street was flipped and sold for 800K.
They will have to do many updates to get that kind of money though.
Hopefully suing me for some kind of trumped up damages monies owed is not part of their financial planning. I don’t want to pay for their flip.
Not trying to be confusing. The separate account is basically an escrow account. You are only depositing monies that have not been deliverable to the landlord. That is why only deposits are made to this account. You pay your rent from your normal account and when it has not been accepted by the landlord you make an equivalent deposit to the escrow account and do a stop payment on the check that was in the envelope that you sent by certified mail.
I’m sorry for all you have gone through. I was thinking, if the landlord can’t even accept payments, he is sure not to be available to fix anything that breaks. And then I read how he is not maintaining the property. I know you are not feeling well and you probably aren’t rolling in money, but I think your first task should be to look for somewhere else suitable and get away from there. You can take pictures/videos to document the condition of the place when you move out. Your life should not be dominated by some landlord’s negligence.

The bank I use has free “Bill Pay” services. I give them the address of the recipient and the amount I want paid and they send a bank check to the creditor. I never have to handle the check myself; it’s strictly between the bank and creditor at that point. There’s proof from the bank that the payment was made. Might be worth checking to see if your bank offers the same.

So there is a good change they may be delinquent on income taxes also. If a lien was placed on their bank account(s) by either the local municipality or the IRS, they would not want to deposit your checks and have them "taken". By not depositing them, that rent money is still owed from you to them, and this could be a way for them to accrue your rent money and not have it visible and/or confiscated. As long as you have properly documented the rent being paid and sent, it's not your problem. Do not wasted money and stop payment fees. You are legally obligated to send the rent to the address and in the method proscribed by the lease agreement. If the checks are stolen out of the landlords mailbox, that's not your problem, that's their problem. If they have moved to another address and did not properly notify you, that's not your problem, that's their problem. Just make sure all checks are sent certified mail.
Do not put the rent money into an escrow account instead of sending a check to the landlord. Legally that would be a FAIL on paying the rent.
I asked them if maybe someone could be stealing their mail.
They were absolutely sure that wasn’t happening.
How can you be sure unless you are sitting on the check?

NOT YOUR PROBLEM what they do or don't do with your check! As long as you make the payment in the amount and method as per the lease agreement YOU ARE DONE. BE HAPPY. Worry about your problems, not theirs.
I have the original lease showing a 900.00 security deposit.
I’m sure that will cover carpet cleaning(carpet has not been replaced in almost 30 years)and chimney sweeping.
Maybe I can get everything out of here and tell him to come on down and get whatever I owe him along with the house keys and a signed paper documenting the condition of the house.

In all the time we’ve lived here the house has not been painted and the carpet hasn’t been replaced.
My husband replaced the water heater twice and we paid for a new stove when the old one broke
I climbed up on a ladder and painted all the fascia boards because there was almost no paint on them and the house looked awful. I didn’t want the wood to rot away.
We did many small repairs, replaced 2 toilets...
Not once did we deduct any of this stuff from the rent.

When he comes down here to collect rent I can hand him the keys and be done with it.

Maybe your son can call the local rent board for you. The rent board might assure you that you've taken the right steps so far. Then you can rest and take care of yourself while you finish treatment.
When my kids were young we had an AT&T 100th anniversary telephone in our kitchen, one with a dial, a mouthpiece to speak into and a piece to hold up to your ear. Friends of my kids, who in their entire lives had probably never seen a dial telephone, would ask to use the phone and then stare at ours as if it came from another planet, totally flummoxed as to how they would use it.
I suspect that friends of your kids would react the same way if they saw them with a paper check.

They don’t even do social media.
My son hardly ever writes checks but he does have a checkbook.
