"The Centers for Disease Control and Prevention’s (CDC) eviction moratorium is in place until July 31st, but the Supreme Court’s ruling made clear that CDC cannot extend the moratorium past its current expiration date. In light of that decision, the Biden-Harris Administration is taking steps to protect renters at risk of eviction. Today, at the President’s request, the U.S. Department of Agriculture (USDA), U.S. Department of Housing and Urban Development (HUD), U.S. Department of Veterans Affairs (VA) and the Federal Housing Finance Agency (FHFA) have extended their foreclosure-related eviction moratoria until September 30, 2021."
But they are not stopping the foreclosures. Those foreclosures in the court system are now being reactivated. And new foreclosures will be allowed to commence.
What is being stopped is the ability to evict the tenant once the property is sold.
The homeowner won’t be told to leave until the end of September.
I returned from overseas, having made all my monthly mortgage payments or so I thought. This was before online banking. While overseas, my monthly payments went up by around $50 per month. My son collected all our mail which is how we were supposed to be notified the mortgage went up. I returned home to find my property was in the process of being foreclosed on. Over $350! I offered to immediately pay the $350. Bank said no, too late, they refused to apply the on time payments and held over six months of payments in escrow. I made me appear six months in arrears. (Bank went under in 2006/2007, justice served) I called VA, they called the Bank and asked WTF. The VA rep was so pissed after talking to the Bank, they started the process to take over the loan, I did not know that was part of the VA loan guarantee. Mortgage Bank backed off immediately and took the $350 dollars. I assume they are using that same process to prevent foreclosures. Still it is only a band aid, eventually a mortgage bank will have to accept that loan and refinance.

We were able to evict a tenant for non-payment this January. No issues at all. We've now sold that property as being a landlord (even with a property manager) kinda sucks.

I disagree. When a government- backed mortgage gets foreclosed upon, sometimes the owner doesn’t leave and they have to be evicted. This seems to address that situation
