which is what you would need to do to create SARS-CoV2 (q.v.)
then it would make sense to pursue and obtain a patent on SARS-CoV first, in order to forestall any competition, so you have a clear field on
a) any true vaccines (the "ostensible" reason for the research)
b) control on any legal, readily accessible supplies (might be handy for blocking any competing research groups at other universities, or at least keeping an eye on them)
This would also be consistent with the fact that the patents were a long time ago, when SARS 1 made its appearance. Technology was not as advanced back then, and setting up the labs and equipment, and getting the experimental protocols defined and arranged, took longer.
And I reject your characterization as a "kook website"; that's a great propaganda technique to make people's eyes glaze over and not even bother to look -- which is just what someone engaged in, say, highly illegal bioweapons precursors, would WANT.
