People buying before the interest rates go to the moon......................Building materials (lumber esp.) and permitting costs are quite high now too, not expected to go down so waiting only makes things more expensive.

take a look at what is paid on interest on debt. Now imagine what happens to that if interest rates go up.
Is it even possible to raise interest rates?
I think a lot of that debt is short term debt, very volatile, no stability with long term debt.
