Hey, actually worse than that, I live in Henderson County! lol.
14 miles south of the farm in Kaufman County!

A neighbor killed a few rattlebugs (diamond backs) last week.

14 miles in TX makes a big ass difference. These days I am stuck between the East Fork Trinity and Cedar Creek Lake.

I traded black gumbo for sandy loam and diamonds and timbers and those little ankle biters (red and yeller kill a feller). Cottonmouth are everywhere as well, but the fishing is fun and good.

The City by the Lake is next to Lewisville and sits on Lake Lewisville. The Colony Texas. We walk every night by the lake. We have 2 golf courses including The Tribute where the LPGA has a tournament. We are next to Frisco and Plano and Lewisville and Carrollton and we are on the lake.

The Stewart Peninsula is the best value you will find. Homes you find in Plano and Frisco but less expensive. Here it is:

I got run out of that area due to my heritage in lovely Kazakhstan. They even bought my bus ticket. Big rivalry with the Uzbekistan community there.

I was going to suggest Highland Village or Highland Lakes, just a couple of miles North of the West end of Lewisville.

Don’t know if the OP is going to work in East or West portion.

Many suggestions here talk about cities North of Dallas, up 75 (bad traffic and many miles away). Others suggested cities near I35W (also many miles away).

I’ve lived in Grapevine since 1986 and was a member at Denton CC in Argyle for over 20 years. In the early years, that 50 mile round trip took about 35 minutes each way. When they were widening 114, it took well over an hour each way.

Thanks for the compliment to the FloMo bands, my son is in his senior year at Marcus. Band requires a big commitment from the kids, staff and family. I appreciate what you do as a band Dad, and hope Coppell has a great year.

I’m proud of all these kids competing. Hours practicing in the hot sun somehow trying to perfect playing an instrument, playing the music, marching in time and moving to precise locations... And then there’s still school, homework, friends and their part time jobs. These are all good kids.

In his case, up 121/SRT. I certainly wouldn't want to go past the SRT/DNT interchange every day, but lots of folks seem willing to make that commute. And Plano and Lewisville abut, so if he works down toward the Hebron end of Lewisville, and is rich, west Plano would make sense. But if he is working north, I'd go a lot further out that direction.

And if he's got kids and not home schooling, Plano and Allen would certainly move up his list (with the warning that far west Plano is Lewisville, not Plano schools. Plano also offers Prestonwood Christian and JPII as options. TCA is probably too far south and east.

Costs and inconveniences

- Real estate taxes are high, almost all for schools and you will be supporting not only your local district, but rural and poor urban districts, as well. Offset by no personal income tax.

- Car registrations (after the first time) are cheap, but it’s a 3 step process. Insurancce. Then inspection. Then a visit to the tax office. Insurance is expensive.

- Tolls keep going up, and you’ll need a toll tag for the SRT, DNT, and Bush tollroads and if you want to use the metered toll lanes on the major interstates. The good news is that you can use it in Houston and (some? all?) in Oklahoma, and for parking at DFW and Love.

Benefits

If you are a sports fan, Frisco has major league soccer and minor league baseball and hockey. High schoolers plan in a 10,000 seat domed stadium. All easily accessable from Lewisville. NBA and NHL are available with a straight shot down I-35 in Dallas, and college football is a straight shot up I-35 in Denton. NFL and MLB are difficult to get to in Arlington. Rodeo in Mequite is about as far.

If you are into culture, you’ve got symphony, art, and opera in downtown dallas, and the university offerings in Denton. A new performing arts center is under construction in central Plano, but probably isn’t going to be worth your efforts. There is a live music scene in Denton - probably second only to Austin in Texas.

ONE good thing about the so-called Asian invasion is that even a lot of small towns in TX now have GOOD Asian food of several sorts.

I’d say Lewisville and the surrounding suburbs are super nice and upscale in their newer subdivisions which are many. You will probably feel very safe there.

The area is booming as the Dallas population grows north.

Probably Soddy Daisy, or Cleveland. I like to stay just outside the city limits. Heard wonderful things about Chattanooga. Highest internet speed in the Western Hemisphere. Even got its own typeface!

Sounds like good choices
I’m from that area but living away for many years
I do go back to visit relatives......Hixson is a nice area too which is close by to Soddy Daisy

Cleveland is more sprawled out.....not as congested, imo
Lots of healthy growth in these areas

It’s nice to live in a quieter town......but can hop on the interstate and within minutes be in a large city like Chattanooga
....and the mountains are close by
