“A house on a few acres with solar, a well, septic and gray water irrigation would be nice.”
It took me until I was 35 to buy my first hobby farm, but it was SO worth it! I spent summers with my Aunt on her farm as an indentured servant, and between her and my Grandma, I learned a lot and caught the bug early in life.
Sometimes I’m overwhelmed going from 1.2 acres (which held a LOT!) to 160 acres. Luckily, I’m only ‘in charge’ of the house yard and the kitchen garden, the house, all the dogs, the cats, and the mule. And feeding Beau 3x a day, 365. But it’s a nice gig. ;)
The states where you’re looking to move should have something to offer you in terms of more open spaces; keep the dream alive! :)
