People go to these seminars, pyramid things or U, buy into the get rich quick scheme and whip out their credit card before they exit the hall. They don't think through the details, they just see $$$$ signs.
BTW, my sister and her husband almost got sucked into one of these and I had to talk some sense into them. They finally realized that it was not in their character to do what would have been asked of them.
Not everyone is cut out to be a real estate mogul.
