Thanks for the concern ladies - we are fine, thankfully. More rain today and the rivers and streams out here are already out of their banks.... sadly in this area land near the River is not desireable so it is usually inhabited by those who do not purchase flood insurance. Many don’t want to leave their homes for fear of being robbed.... even with the police saying they will be watching the area.

Just the opposite out here in this part of BFE-properties on the river are valued at twice those not on water, and are all three or more acres-so most people have a mobile or little cabin on the highest ground, along with any barns and stock pens whether it is a vaca place-like this one-or where they live all year, so the rest can flood as it will with no damage to anything but maybe a fence, garden, pasture or shed-it is all trashy in a cool way, unlike the snooty neighborhoods a few miles downriver-they are the ones who yowl whenever the water comes into their houses, and never seem to get that it is because they build practically in the riverbed in a dry year because it looks pretty.

Most people do have flood insurance, though-it is not expensive unless you have a mansion 10 feet from the river instead of on the highest ground, and if they are that dumb, people deserve what they get.

All the same, when all is settled, I’ll find something on the non-river side of the road to build my nest on-I can get twice as much acreage for 1/2 the price I would pay for riverfront, and floods scare me anyway...
