One interesting thing I learned about really high dollar houses is, the people that can afford them, can build their OWN dream house and don’t need to buy someone else’s. And they have more control over the location. It makes them REALLY hard to sell.

Actually, Alpine is an extraordinarily wealthy enclave on the Joisy side of the Hudson (right up against the Palisades Pkwy). Go to Bing Maps and do a bird's eye view around the golf club area...many multi-million dollar properties on small acreage.

That said, the homes are extravagant to the point of being tacky IMO and this guy, as a real estate developer, should have known better than to overbuild in this market.

The super rich in Alpine aren’t interested in land, they are paying for an exclusive location in the Palisades near New York City. The super rich who want country estates live in Far Hills, New Jersey about 35 miles west of Manhattan. It’s just one multi million dollar estate after the other out there, it’s truly the landed gentry.

BTW, you can see the house on Bing Maps Bird's Eye view (pic shows it still under construction, but it is a MONSTER).

It is located at the junction of Closter Dock Rd and Warren Lane in Alpine, NJ. The house doesn't appear in all Bird's Eye views and you'll have to zoom in and fiddle with the view direction to see the property.

It is a beautiful home. But it does look like a museum. Turn it into an assisted living house.

Think of the a/c and heating bill and all those windows that would need cleaning inside and out. I'll pass thanks. Not enough land for a house that size either. On only 2 acres that huge house would be from one lot line to the other.
