In Chapel Hill, NC, the average is probably more like $100, but north of $150-$200 for high-end construction. Given Alpine’s proximity to NYC, I’m assuming construction costs could easily be double that amount. But even $400/SF would only get this to $11.2m. plus what? $2 million per acre? $5 million per acre? How this thing gets to $68m. is absolutely beyond me especially given that the property is subject to punishing levels of NJ property taxes. But I guess if you have money to burn, it really doesn’t matter.

You said it. Jackie Kennedy used to have a horse farm in Peapack/Gladstone, Malcolm Forbes had his estate in Bedminster (close to Far Hills), and Bill Simon lived in Harding Township (not far from Basking Ridge).

Too many people get a bad impression of NJ from driving up the NJ Turnpike, but in fact there are large swaths of the state that are gorgeous and people are willing to pay big bucks to live there.

Obviously you've never driven around NJ. It's a beautiful state, and much of it is rural once you get to the western part of the state..

Hahaha yeah it’s true, they hate the rich but expect the rich to pick up all the expenses for liberal social programs. Liberals try to bleed the rich just enough so they don’t pack up and leave and the rich liberal hypocrites often find every tax shelter and deduction possible so they can pass on the cost of their ideology to their not so liberal nieghbors.

In NJ, Somerset, Hunterdon and Morris counties which are full of “rich” folks are generally very Republican counties.

The Pine Barrens in the south have a unique beauty also. One of the leading producers of cranberries and blueberries.

Cape May, one of my favorite local resort areas.

Stokes Forrest and Highpoint state park have some very old growth stands of trees, and there are bears, bobcats, and eagles, to name a few animals not commonly associated with N.J.

There is a bit of everyhing in N.J.

Sort of. I have a Frenchtown mailing address, live in Kingwood Township.

Bought 2 1/2 acres in 1979 for 12.5 thousand and my wife and I built a log home in 1983. We were fortunate enough to buy at the right time when it was relativley cheap.

You’re right it is a very nice area. Along the river there are some nice towns from Lambertville, Stockton, Frenchtown, to Milford. Many old stone houses from the Revolution still around.

Good fishing too!

They used to go fox hunting. I saw them gathering for a hunt one morning, many years ago. Dressed like something out of an old English style fox hunt.

And you’re right, people from out of state think of what they see from the Turnpike and assume the rest of the state is the same.

Think of the a/c and heating bill and all those windows that would need cleaning inside and out. I'll pass thanks. Not enough land for a house that size either. On only 2 acres that huge house would be from one lot line to the other.
