Today was parent teacher conferences and the girls rec'd their report cards
They came thiiiiiiiiiiiiiiisssssss close to getting honors
Anyhow ... as I was leaving my conference with Jess' teacher ... she says .. Happy Holidays .. which I replied .. Merry Christmas
She then said that was the first Merry Christmas she rec'd this year and with a smile on her face wished me a Merry Christmas back

And it rents for about 10X of what the property around it rents for. Looks like a neat business model: build a villa, rent it, build another villa. Someone wants the whole enchilada, sell it.
