Tony Hsieh could buy a private island if he wanted to.

The Zappos CEO has a reported net worth of $840 million.

But Hsieh chooses to live in a Las Vegas trailer park he owns, according to a recent profile in The New York Times.

The trailer park is "crammed with shiny silver Airstreams that are rented out to visiting computer coders," according to David Gelles at The Times.

Hsieh lives in a trailer in the community he calls "Llamapolis" with his pet alpaca.

The trailer park is part of Hsieh's $350 million investment into making Las Vegas a metropolitan city with thriving business and entertainment scenes....

You do a “lease-to-own” to those who would otherwise just be renters. Here’s an example of a book on the subject. There are more than one:

My understanding is that some things that were in Dodd-Frank made lease-to-own deals a bit more dicey, but with mobile homes they’re known as Lonnie Deals. You can read some more about them here:

Bigger Pockets is a very helpful resource when it comes to learning about mobile home investment.

An Airstream, in Las Vegas? Even with two air conditioners that would be HOT!!!

They aren’t that luxurious.

I’ve got one.

I’m having a hard time explaining things that would have been easy to do five years ago, which is why I referenced the book.

You can get some very nice renovated Dutch barges that are simply luxurious.

My mom lives in a very nice mobile home in a very well-kept development. The owners are very involved in keeping the place nice, keeping good homeowners there, and not letting stuff go downhill. It really is a nice little complex.

The ones in the photo look newer. I bet they have a lot better insulation than earlier ones. Now airstreams are not necessarily considered mobile homes, but trailers, so yeah they may not be as comfortable as a mobile home is.

Modular homes also tend to be built a lot faster than traditional homes. You can have all the trades basically do some minor connectivity stuff between modules/walls very quickly rather than taking days to do the entire jobs.

Stick built homes are not the great deal they once appeared to be. Also, our society is changing. One thing that facilitated buying a stick built home was the availability and stability of employment. The economy is changing so rapidly that many people would be better served by renting and saving their money until they feel they can settle down in a particular area to stay ten or more years.

Tell me who, other than government employees, who feel their job will last ten years. If they do feel that way chances are they don’t have a good grasp of the business picture.

If they have comfortable beds instead of those hard box sets they can be
quite comfortable living spaces. A good AC for dehumidifying is also a must.

Good points, but don’t forget when you rent you have a lot less rights from having your premises entered, the cops know this and so do the landlords. Also if you are renting in a multi-unit building what others screw up affects you.

Nope... not a lot better insulation than older ones... I know. They are inherently conductive of heat. the inner ribs couple the inside shell and the outside thermally. Heat and cold run right through.... aluminum is very conductive.

There is a whopping 1.5 to 2” of fiberglass in these babies... no built up wall of foam and fiberglass like in a motor home.
