I had typed, "What a sweetie!" and then erased it because I thought some readers would wonder how I could say that, having never met him ... but it's what I thought for sure. He exudes a sweet spirit, and yet from what you've written about him, I know the toughness is there and will come out when it needs to. Way to go, Mom. You've poured a lot into him and it shows. (Same to dad, but he's not posting!)

Coming up. I've been talking to Mrs. Chairman for about an hour. She's very upset about her potential apartment investment. Many latent repair issues the current owners have neglected. Could total hundreds of thousands in catostrophic costs. Told her she should back away from the deal.
