Good info regarding the 50 year loan. Way back when I was a young guy with a fairly good job, I bought my first house using a 30 year mortgage. Since I had less than 20% down, I had to also pay mortgage insurance (not too expensive, but it was necessary for someone without established credit and less than 20% equity). Anyway, I chose the 30 instead of the also common 15 year loan because that was all the monthly payment I could afford.
3 or 4 years later, I refinanced at a much lower interest rate, went with a 15 year, had 20% equity, and actually had a lower payment also (going from a 13.25% rate to a 9.25% rate helped a LOT).
The longer loan term was something of a bridge for me, got me into the home and established.
Given the amount of money they want for rent now days, a 50 year loan might just give you the opening you need to get started. Nothing spells “responsible adult” quite like being responsible for your own home. Not that renting is bad, but in many situations, you’re better off with your own place.

Northern lights - saw them faintly with my camera, but not with the naked eye. I’ll have to play around with my images in Lightroom to really see if I can get them to show some of the beauty without being over processed and unrealistic (as photoshop/lightroom enhanced photos can be if you’re careless).
Nearby, in northwestern Ohio, or along the lake, people were getting some really nice images. But the colors were a bit lower in the sky and while I live in a flatter part of the region, ground clutter (houses, trees, etc.) raised my visible horizon a bit so I didn’t get the deepest, richest part of the show that people looking out over the lake could see.
I will add that housing “shortages” and high rents are partly manufactured by the left. How? By importing way more people than this nation has space, housing, and infrastructure to support. As illegals get sent home, that frees up some apartments/rental units. And vacancy pushes down rents, which gives people a more economical place to live.
Lower rents will push down housing prices a bit as people won’t stand for $2000 a month house payments when they can have a decent 2 bedroom apartment for, say, $1200. So it becomes more of a buyer’s market and housing prices will drop.
The trick is to not de-populate too fast, at least with regard to the housing market. Deflation, at a fast rate, is definitely not a good thing either. But a flat or slight reduction in housing costs isn’t a bad thing, at least for a person looking to buy.

I would also expect you could choose a 15/20/30/40/50 year loan depending on your needs at time of purchase. At least a young person can get a toe in the door. Stop making some of these corps like blackrock able to own all the housing.
