The person who sent me these said “it seems that she is advising her commanders and clients at 2ID to violate Federal law, kind of a significant violation of a Judge Advocate. As Chief of Administrative Law, she is the go-to POC for all regulatory compliance and interpretation questions within the division. With SecDef’s new focus on warfighting, I can only imagine how dangerous it would be to have a JAG like her running point over at 2ID if anything was ever to kick off in PACOM. She cannot separate her partisan rancor from her official duties.”

There was a gas station on the corner of the neighbourhood 25 years ago and my stepfather’s home is 45-50 yards from where the station was. Only the first three homes on the street have basements because the homes were built on bedrock. They didn’t want to disturb the existing houses for the length of time it would have taken to excavate through the bedrock to build basements for all other houses that were built later.
My specific concern was that any contaminants (gasoline or oil) wouldn’t be sitting in the rock. They’d flow to the lowest points of the neighbourhood - maybe under the basements. You pointed this out, OWB. The developer was going to pay for the EA, but I told his agent that I just couldn’t take the chance on a negative EA and have the property value reduced for all time, perhaps significantly, depending on the nature and extent of the contamination. No matter who I tried to sell it to after that, I’d have to mention the pollution because of disclosure laws and not being able to ‘unknow’ about the problem.
I read the offer and identified the developer since I’d been dealing with his agent. Then I googled him and there were no fewer than 30 newspaper reports about his shady dealings, poor treatment of tenants and destroying homes that were in the process of being designated “heritage” sites. I knew then he would cheat me/us if he could find a way and I was ready to refuse the offer and never speak to his agent again. I also determined that the home policy did not have the cleanup clause the agent said it should. Another big red flag there.
I sent a carefully worded email to the agent expressing significant concerns and got an immediate phone call that included a new offer. It’s now the appraised value, by an appraiser of my choice, plus 15%, with NO conditions. Now I have a moral dilemma. Do I continue to deal with an unethical man with a bad history in the city, or do I protect my siblings who truly need the extra money he’s offering?
I would love for this to be over this quickly. The new offer isn’t as great as the first offer, but it comes completely without risk to the heirs and it’s still a very good offer. Furthermore, since the house will be razed, I don’t have to pay real estate fees, I don’t have to replace carpeting/flooring, I don’t have to paint, I don’t have to clean, and I don’t have to dicker with anyone. All of that is extra money for my brothers and sisters. I’ll interview some lawyers and hire one tomorrow to make sure we can’t be victimized by this very shady character if I decide to act only on my family’s behalf and deal with him. I’ll need to sleep on this.
The advice and support of everyone here has been amazing and I really needed it. The depth and breadth of the knowledge of the people here covers the spectrum and everyone is so willing to help each other. I swear there are no better people on the internet than the posters on these threads. Thank you all for guiding me through this, both on-thread and by PM!

Lol! How arrogant. Their IQ has confused them into thinking they know everything there is to know about everything. That’s the only way a person can deny there are things they simply do not know. By definition, that makes that person very unsophisticated because they have no awareness of information, data and experiences outside of their own brains. I find that both sad and funny.
