Obviously, it would be less 4 years ago, due to a lower rank, and less time in service. Lenders loan to service members because the income guarantor is Uncle Sam, and the life insurance is $400,000. Did she have stellar credit? How much money did she put down? Was a parent a cosigner with great credit? Is there someone else living in the house that helps pay the mortgage? Is there a renter helping to generate income? Was the appreciation dramatically on the rise (trending up) in the area when she bought?
