Yes Cal has very high taxes and little to show. But property tax is not one of them and seniors get some benefits others don’t.
Where I am now is close to what S.CA was in the early 70s. Growing like crazy, but will never become the ugly chaos the Communist left created in CA. There are 5 lakes within minutes, off roading real close by etc., and the people don't look like parolees and felons.☺
Btw, I recall years ago driving from the LA/OC area to San Diego all the time and did 75mph the entire way...Last time I did that about 5 years ago it was bumper to bumper the entire way (and no accidents)... No joke. I cursed the entire way, by the time I got there I wanted to commit mass murder...lol ☺
unfortunately an accurate description I live in O-side my daughter in Sylmar Once month I schlep up to the valley usually 7 on sunday morning which is ok. But on the way back 25 miles and hour.

We started visiting East Tennessee (Smokies) in 2016 and loved it. Unfortunately, we procrastinated and missed the boat on buying something in Maryville, Townsend, or Sevierville (even a cabin as a rental property) before prices went parabolic.
Personally, I think you might have lucked out missing out on Sevierville and Townsend. Lots of those long-time residents are moving into our area (rural just west of Knoxville) because of the insanity of increased tourism, and general overbuilding.
Maryville might be better; don’t know much about that.
