I had that situation once when I had my house rented because my job moved out of state. The renters stopped paying after 2-3 months. Almost drove me into bankrupcy. After 6-8 months, I showed up with a shotgun and told them I’d be nice and give them 24 hours to get all their shit out. I later talked to a guy who was running for Sheriff about it, and he knew exactly who they were. Apparently I was not the only person they’d done that to. I’d have killed the SOB if they’d not left promptly. The law is of no use to private property owners.

Can you not go to the utility companies, show you are the rightful owners and shut them off?
It seems to me the homeowner could then do the same thing.
