With that I need to say that we have more restaurants per capita than NYC.
Texas is great. Don’t rule out Houston area. Stay north of Harris County. Montgomery county is conservative and Conroe is a reasonable sized city giving you access to Fun, Food, shopping, good schools, etc. It allows you to access Houston in 35-40 minutes (non-rush hour) for arts, sports and entertainment. Real estate is very affordable. Good highway system. Hot in the summer (not as bad as DFW), not as cold in the winter.

All rural property has been bought.
Property taxes are very high, anyhow.

I will probably get slammed here from other readers, but I would humbly suggest El Paso. Live on the west side, have beautiful views, enjoy typical high desert weather with a bit of snow in the winter. Be able to drive over to visit beautiful places in NM and AZ. Great people, great food. Very family oriented. We aren’t full timers there, but we do have a condo there with fantastic views from our patio: gorgeous sunsets, mule deer and coyotes, bluest skies ever. Just wish we could get out there more often, but my husband’s health/immunotherapy & specialists plus concern over covid keep us tethered to TN. But, oh, how we love Texas and the Southwest!!!

Both states are good, but make sure not to live in a county that contains a big city. BIG difference in tax rates, insurance and crime rates. I live in east Texas and my brother lives in SC.
Don’t come here, go to Texas if you are a liberal and want to continue to read the NY Times and Washington Compost, and vote the way you used to.
Rockwall, TX. It’s 30-35 miles east of Dallas and is outside Democrat-contolled Dallas County. GREAT schools, and even has a Costco and an In-n-Out; in the same parking lot.
