Harry, 35, and 38-year-old Meghan are set to snap up the property for a knockdown price after new tax rules on top-end homes sparked a 16 per cent drop in value in the area over two years.
Their near neighbours would include Canadian billionaire founder of the uber-trendy Lululemon Athletica yoga gear brand, Chip Wilson, whose mansion is worth £38 million.
Yoga and pilates fan Meg is known to be a fan of the Lululemon brand.
Kitsilano - full of rich and famous “movers and shakers” and particularly popular with trendy tech entrepreneurs - is seen as a perfect setting for her new life.
The mansion is far cry from sedate, Grade II listed Frogmore Cottage in the grounds of Home Park, Windsor.
The Queen is said to be "privately furious" at the money spent on Frogmore Cottage renovations following Prince Harry and Meghan's announcement they are moving abroad.
The royal couple have lived there since their publicly-funded £23.7million wedding.
Taxpayers also shelled out another £2.4million to fully modernise the historic 219-year-old property installing luxuries including organic gender neutral paint for Archie’s nursery.
Sources claim Her Majesty is angry at the amount spent, now that the couple intend to start a new life in Canada.
The couple will lose the £2million-a-year from the taxpayer-funded Sovereign Grant as they are stepping down from senior roles.
But they are set to bring in millions from lucrative commercial deals, which will be added to their already staggering £33million fortune.
This comes as they said how they wanted to become "financially independent".
Despite breaking ties with the royals,it's believed they will still be entitled to security, paid for by the taxpayer to the tune of around £600,000.
And it's thought they'll keep receiving £2million-a-year from Prince Charles through his private Duchy of Cornwall estate.

And if he is still Royal, how was did he able to leave the family and his royal duties? Did he abdicate, or is that only something the sovereign can do?

OTTAWA – A British and American couple, both unemployed, are seeking to emigrate to Canada despite having no real skills to offer the country, early reports indicate.
British and American media have said that an American actor and her husband have the intention of living in the country on a semi-permanent or permanent basis.
The actor has found some previous work in Toronto which may help her immigration and work permit applications although Citizenship and Immigration Canada has not identified acting as an in-demand trade.
“She has to obtain the proper paperwork indicating that she has a job,” said an Immigration Canada official. “We need references and a criminal record check before her application can move forward, but she hasn’t even been nominated for a single Golden Globe yet.”
‘Being famous’ was not considered a skill in demand unlike a doctor, nurse, engineer, or general labourer. The husband’s application scored 0 out of 70 points on his Canadian work experience despite claiming ‘waving’ and ‘talking’ during his most recent visits to Canada.
The move will also cost Canadians millions in policing and security costs with round-the-clock monitoring.
Some express fear British man will steal ribbon-cutting jobs
On the streets, reactions were mixed among Canadians with some welcoming the fleeing couple, while others feared that Harry would illegally take away ceremonial jobs from hard working Canadians.

But I feel sort of sorry for Harry - the way he lost his mother, I’ve heard the Queen’s court is really really tough to deal with. So he marries an escape - but in the end he’ll be separated from what he knows the best and I have suspicions about MM’s intentions - think Harry is a means to an end for her - and the end might not include Harry.
When William and Harry were younger I read that William said to Harry that it was all right for Harry but that he (William) was stuck. I think most of us can’t imagine being born into a life you’re stuck with - they’re on display for the tourists and citizens. AWFUL
