Debt free is a wonderful thing. We got there 12 years ago and now our biggest expense is...taxes.
Taxes YES too big. 2018 we sold some Real Estate. Painful the amount we had to pay.
the bane of my existence! I rewrote my deed, made it a Lady Bird deed (basically a life lease for me, then goes right to the kids) and the stupid tax people make sure to send the kids copies of all the tax notices. I know I'm getting old when my kids are yelling at me about paying my bills!
When I moved here, I could have paid cash and gone without electricity and water for two years, or I could have gotten a mortgage. I paid cash and invested in lamp oil and a Berkey water filter! Best crazy decision I made in a crazy crazy time in my life.

The first mtge loan was a 30 yr V.A. @ about 8% in 92. Couple of refi’s got to 5%. Took out the 2nd to remodel.
Interesting thing is, because of the V.A. disability, we no longer have to pay real estate taxes.
Our state doesn’t income tax SS or Retirement or Disability ( only reason we are still here ).
My better angel is mostly relieved. She’s targeting end of next year to retire, at the earliest.
