Well, that and melting Mars on a sudden like.

Many will tell you that Mars is a dead planet. Well, that may be true, but the same technique that works for barren fields will work for Mars.
It has had a long Winter. I want it to see a new Spring. With infusions of water and carbon dioxide, Mars will have a thicker atmosphere. With orbiting mirrors reflecting sunlight, it will have a longer and warmer day.
Soon plants will be able to grow, and outgassing from the planet will contribute to the atmosphere.
Eventually, one way or another, people will live on Mars. Its habitable land area is as great as Earth's, and we can produce the kind of climate we choose.
The actual breathability of the atmosphere may be a problem for some time to come, but folks will live here.

I know of sdome pretty hearty lichen to seed on the place.
Part of our expeditionary purpose here was to build another dome over an adjacent crater. That work is now complete.
I had intended to leave it unpopulated, as we did our base on the Moon, but several people have volunteered to stay as colonists.
As best we could, we have set up an ecology for them. Their enclosed space is inadequate for a proper amount of biodiversity, but they have assured me they intend to expand.
Given that they will have several decades to work without interruption, they may well succeed.

I don't quite see how Martian real estate will be a money-maker.
To my way of thinking, the niche for Mars will be as a place to resupply the other bases. If food can be grown on Mars, it can more easily be exported to the asteroids than supplying from Earth.
Sure, there will be a need for housing, but who would buy to emigrate from Earth? I see it as housing for Martian workers and scientists.
