I saw a good bumper sticker the other day on a pickup at the grocery...same font as those "got milk?" ads. First I thought it said "got deer?" and thought...shouldn't it say "got venison?" So I took another look. Said "gut deer?" Kewl....

Quit beating yourself up!! It is what it is, and believe me, the Real Estate Agent will have seen worse!! Just ask her what the chances are that it will sell AS IS, and she'll tell you. She might suggest some things that might make it sell faster, but sometimes doing too much is a waste of your time and money because folks come in with their own ideas anyway. As long as you got it to a minimum standard, that will help the buyers see what they can do with the property.
We did that with the first house we bought. The decorating was hideous; cherry pink and red shag carpet in the LR, black, gold and avocado vinyl on the kitchen floor, puce green walls and dark stained cabinets. It was gross, but we knew it was surface things that could be changed for not a lot of money. Little did we know about the septic tank, but that wasn't that expensive to fix in the short run, and we were about to hook up to the town sewer system anyway, and knew that.
Just RELAX!!! You've done so much in such a short time, you should be proud of yourself! You need some of that Celestial Seasonings Tension Tamer Tea, or better yet, some of 2J's cholesterol medicine!! ;o)

I remember that. Those were from Johnson Point, believe it or not. One good size Chinook (King), and the rest are Coho (silvers).
