The realtor can also give you some direction about what NEEDS to be done and what can be left undone. Might save you some time and effort, or at least direct your efforts to those things that are more crucial. Don't worry about it being close to perfect before the realtor sees it. Believe me, they've seen it ALL!

But clean would be good. Still need to straighten out closets and cabinets.

And as far as what NEEDS to be done...ain't no more I can afford to do, so I have to hope they don't think that way. If I could, I'd replace the linoleum in the kitchen, but I really can't! Too bad...it's in avocado shades! Truly hideous.

But hopefully people will see past that - it's a darling little house that just needs some work, and someone with even a smidge of handiness could do it. I ain't got a smidge!

On the bright side, I can remember some of the places (more expensive, even!) that I looked at when I was looking for a house. Some of them were truly apalling. There aren't many nice little houses in this price range that only need cosmetic work. So it has that going for it, for sure.
