And watch out for Tax lien certificates. They can be nasty. There is often a reason why people don't pay their property taxes... often, it's the easiest way to dump a property that's worth less than zero. TANSTAAFL.

Yeah I understand that part, I'm learning it takes research on the property in question, and I'm a bit leary of the firms that do the so called research for investers, at this point I'm looking into local propertys and doing my own research.
