It may be that these assets (offices, factories, railroads, mines, etc.) can be a burden on the bottom line .....

If a company has none of your mentioned assets, how and where do they create income?

They could lease them. In fact, one of the trends in this country over the last few decades is that companies are less enthusiastic about owning the places where they conduct business. The flexibility of being able to move as circumstances change is one advantage, but in general I think companies would simply prefer to focus on what they do well (their primary line of business) and not worry about things that someone else does well (owning, managing, and maintaining real estate).
