DENVER — Gov. Jared Polis signed a bill into law Monday that officially eliminates most restrictions on how many unrelated roommates can live together in Colorado.
House Bill 1007 prohibits local governments from enacting occupancy limits, which Polis and other critics of the policy have derided as discriminatory and outdated. Roughly two dozen Colorado cities have such restrictions on the books, though lawmakers said that only a few — including the college town of Fort Collins — actively enforce them.
“This issue is both a housing issue and a civil rights issue,” Polis said during a bill-signing ceremony outside the Capitol. “It really is both. For housing, the opportunity for people to officially be on the lease — it gives them protections, allows them to start establishing their credit, gives them the certainty that they get to live here.”

This was pretty much useless legislation. The reason being that occupancy limits in residential zoned SFR goes out the window under ADA for rehab and such housing in SFR zoning. This something cities and counties have been fighting for years. The only way to restrict occupancy under ADA for rehab housing is if the zoning also limits the occupancy of family members and relatives.
There would still be occupancy limits based on housing and health codes. Just not on zoning codes.
Did he also 86 health and housing codes?
Or a national company could set it up as a drug rehab recovery resident and you find out under ADA such zoning limits are discriminatory unless it also applies to the number of family members living in a house. That is when the neighborhood really goes pffft.

The homeless need a place to live. This will help get them off the street and get their lives back in order. This is a good move, but there should still be a cap, maybe 12 persons max. ?
Black Rock has been buying up all the single family homes with your pension money. Then they need to put all their illegal aliens in them because they can pay them low wages which will eventually take your job and your pension. They are able to much more efficiently use the properties that are available already.
Single family homes are big wasters of space for their workers. Interestingly, back in the 80s I lived in San Rafael California in an apartment complex that was for adults. I lived in an apartment with two other women. One day I realized there were at least 30 people living in the three-bedroom apartment next to me. And did they look scared or what? They were all either Mexican or Central American. So this has been going on for at least 30 years.
They could even sleep in shifts, The rent is sure to be paid and wages are sure to go down. Profit profit for Black rock.

Agreed. I generally like to keep laws and regulations at as local a level as possible, but conceptually I’m not against loosening such limits. I would think some case could be made for impermissible discrimination based on family unit/formation.
Wouldn’t being able to make $10-20k
a month on a 4 bedroom home because you can squeeze 10-15 people in it..make an otherwise mediocre house worth a lot more money?
