No I don’t recall that we did. But it’s possible that we were given that form. At any rate our home inspector did not mention it. This is partly on us but we are good at this point. Spent a large sum of money but don’t plan any lawsuits.

Should have sought good legal advice at the beginning of the process.

As a rule I only live in rural areas.
I’m presently in Hawaii and I have acess to a residence in rural WA state.
My nearest Hawaii neighbor is over 500 feet away.
The closest Walmart is 45 miles away.
I like it that way.
I have NO sympathy for city people.
I view city people as the root of all evils
in America.
If you think about it, you guys are
hands down the problem.

They can't have been living on the street before 2020-21, so why did they choose to buy a house under the circumstances? Social contagion?

People who traveled a lot for work?

When I did a lot of traveling I lived in a studio apartment. It was smaller then the hotel rooms the company would put me up in. It was, to put it mildly, very basic because I was only there about six nights a month.

If I was forced to be there for months at a time never going out I could see getting a bit stir crazy.

Wise man, your dad! We are now in our 60s and wish we had done the same. It’s okay for now, but we may have to go house hunting again.

The reason I mentioned it is because I believe its required in Michigan for the seller to make that environmental disclosure to the buyer, and if the seller did not than you have grounds for action.

The seller of course was relying on their realtor just as you were relying on yours, so the fault would likely fall on those two. Real Estate brokers typically carry E/O insurance to protect them from ‘errors and omissions’ on the part of their agents...in this case failure to provide a required environmental disclosure regarding mold.

I would review your transaction paperwork and maybe get in touch with the Michigan Dept. of Real Estate to better understand what the standard form looks like and what the requirements are. Then ask your realtor for a copy of the signed disclosure form from the transaction. If you didn’t receive the required disclosure than you can probably get repaid the cost of the repair work...something to consider.

After all these years as a home owner, my suggestion to 1st time home buyers is to quickly learn carpentry, dry wall and muddying, and electrical.

Excellent advice. My youngest daughter bought a house last year near ours. From being around me, she learned skills like carpentry, sheet rocking, tiling and concrete work. She worked part-time through college doing repair work. Neighbors near her now are amazed when they saw her redoing the stucco outside on her home, repairing cracks and holes and then repainting. Doing stuff male neighbors won't do.

With labor costs very high, a home owner can save thousands of dollars by doing their own repairs.

We took out a 30 year mortgage with a variable interest rate starting at 7%, and it steadily went up to 13% where we had to refinance it and get it back down to 9%. That was crazy watching our mortgage rise that that, it was a stupid thing we did.

That's our story! My wife and I took the advice of the sales agent when we bought a home in 1977, and got an adjustable mortgage just under 7%. Sales agent said "Don't worry, it won't go up for years." Then it increased almost monthly over the next couple years to 13% and we refinanced in a panic to a fixed loan. Like you, we pumped extra money into the principal and paid off the house early. Never ever believe what sales agents tell you!

No kidding-of course, it was the first house for both of us, and being the optimists we were, thought an Adjustable Rate mortgage sounded just peachy!

Boy, was that ever a wake up call...Well, you live and learn!
