I wouldn't describe West Chester is as a very affluent area. Lots of businesses and warehouses. It is, at best, middle to upper middle class.

Nearby Chester is a $#*+hole best avoided after dark and some parts of it are best avoided 23/7.

Chester is all black and has no relation to the West Chester area.
Outside of the Borough, WC is well off.
Chadds Ford, Pocopson, Unionville, etc have beyond middle class money.
Anyone that can afford horses for fun is loaded…
