Chester is all black and has no relation to the West Chester area.
Outside of the Borough, WC is well off.
Chadds Ford, Pocopson, Unionville, etc have beyond middle class money.
Anyone that can afford horses for fun is loaded…

Since my visits to West Chester have been confined to the business district and surrounding area, you know more about it than I do. Sort of like Middletown near the Harrisburg airport, eh?
Fairly oldish and non-descript in the center of town, but get a little ways away and their scale of property size and values goes way up.
