I’m an immigrant to GA from IL. Came to GA in Apr 2013 to work on the Voter Registration Software. (See FR back then.)

Aug 2021 I bought a 2 BR, 2 BA condo for $140,000 in tony Sandy Springs. From 2013 to 2023 the increase in housing cost has been
#1 increase in regulation. Both to get financing, and to disturb the soil, the cost of lawyers, accountants, PR at the front end has been vey expensive.
#2 Shortage of labor. When I got here in 2013 illegals were plentiful to do construction. Over time it has been more difficult to find illegals to do construction. (My relation with illegals is not FR traditional. See old FR again.)
#3 Inflation (only recently) The FED raising interest rates is an obligation of the FED to respond to Biden created inflation Pre-Biden rates were good.

I could go on. But, bottom line: Big government is the problem.

Maybe “favela.” We have to learn not to rely on the language of the English or Spanish colonizers. Portugal always seems to get a pass.

I hate to admit that decades ago I spent untold hours playing the Sims and SimCity. Those and RollerCoaster Tycoon.

Like I said, I don't dispute that government intrusion into the marketplace has been responsible for a lot of the increase, but, people moving from the north (or blue areas), has been the cause of the majority of the price increases we see in Florida. Florida gets a lot more people moving to it than Georgia, and that massive influx is causing bidding wars and R/E agents to bring up home prices. Inflation and other regulations does add to the problem, but the #1 cause for home price increases is migration from other states.

My impression is that within 50 mi of Atlanta and Augusta, GA is growing just as fast at FL. 80% of GA geography is losing population. But FL is growing fast within 50 mi of 15 cities, not 2. That is the difference.

One would expect the same price changes in metro Atlanta as metro Jacksonvill, metro Tampa, etc

Of course, another big difference. Rare is the person who retires to GA. But retirees and near retirees are a big feature of FL. Unemployed blue collar, service workers, IT from the rust belt come to metro Atlanta.

Rare is the person who retires to GA. But retirees and near retirees are a big feature of FL.

Most people coming to Florida are not retirees anymore. Retirees are now preferring the less populated states, such as Arizona, North Carolina.

The people coming to Florida in the last 10+ years, are of working age and school age and veterans who decide to stay behind after their active military life.

The #1 reason we flee rust belt for Red States is JOBS. GA, FL, TX are pro-jobs. MS lags behind because, despite it being a RED state, it is run by the same establishment lawyers that ran it when it was a Democrat State.

TX used to have ambulance chaser lawyers similar to MS. When TX killed that excessive government feature of the Democrats is when TX switched from slow growth to fast growth.

GA is not as bad as MS. But GA still retains some of the excessive government of the Democrat lawyers of the past. That is holding GA back.

There are many, many factors, internal and external that go into both successful and unsuccessful places.
