I’ve been pushing for an idealogical litmus matrix here on FR, not to get rid of RINOs but to expose them.

That’s a household income of about $160K If they are living paycheck to paycheck they are not managing their money properly. Lots of debt?

No, it is a fair and legitimate curiosity. My daughter grew up in business, so they manage finances very well. They have one car paid off and are only paying for the second, which they absolutely need and their mortgage, which is grossly inflated, and their medical insurance which is outrageous. So they have very little debt.

What is hitting them financially is kids. They have four kids. Only one is in school full time, one is half day, and the youngest two are in day care while they work. Being in the medical industry they work 12 hour shifts, so the daycare bill is out of sight because of current daycare rates.

It is a combination of kids and daycare, their medical insurance, their mortgage, and their income tax bracket/rate out of their checks. So even as much as they make, with all these combined they are living paycheck to paycheck. Their medical insurance alone is 1,300 a month. That is almost a second house payment.

I’m sorry to hear that.

My wife an I make about the same combined income and we live in an area with a fairly low cost of living. I know it’s hard, we have a paid mortgage and our only debt is a car which should be paid (early) by next January. We put more than what our mortgage was into 401s and watch every penny but run a tight ship to keep our heads above water. When I say tight ship i mean a really tight ship.

It’s strange because when our kids were little we lived on just my paycheck for 10 years and while my income has gone up a lot and our house is paid it is a trick to live off just my income these days.

Having said that and this is not my business still 160k is a good amount they need to find a way to put some bux in the bank for a rainy day. I cannot help but think hard times are coming. I wish them well.

What we didn’t do was rent the land it sits on.

Don't pay your taxes (aka rent) to .gov. You'll soon find out who really owns, not just your land, but that house you 'worked hard for'.

She just went about it in the wrong way given her stated goal. Then she stands there all surprised when it didn’t work.

It worked fine until it didn't. She couldn't have predicted the sale of the park and the additional costs that came with it.

But that is the problem. With inflation and gas prices and food prices it takes everything they get just to maintain. They don’t even eat out and are very careful. In fact my daughter is working at a second facility, two jobs right now so that they can keep the fridge full. There just is no extra left to save.

While it sounds like a lot, for a family of six 160K a year is not that much anymore considering the current maintenance costs and economy and income tax rates. 50k of that is income taxes. 15,600 a year for medical insurance. Mortgage is another 15k a year. Property taxes 2k a year. 6k a year for utilities. 6k a year for a car payment. 12k a year for daycare. Tires, fuel, food, clothes for growing kids, Etc. It adds up fast and there really isn’t much left over.

We just ain’t in Kansas anymore. And the dollar is only worth .08 cents in true purchase value... The days of raising a family on one income are long gone, now it is even hard with two incomes and both parents working two jobs...

I worry about my two kids, they both are single and have decent jobs but are somewhat careless with their funds. I want to speak up and I do but of course cannot come on like a ton of bricks. You are blessed to have grandkids my friend.

It is hard to make kids actually listen. We warned against having four kids. They didn’t listen and this is most of their current financial challenge.

But things were looking up and doing better because of Trump when they decided to have the last two. So they were not doing too bad at the time. Things changed...

Yes, everything we do is for our Grandchildren, we love all “11” very much... lol :)

Real Capital Analytics, a market research firm, said in a June 2021 report that institutional investors had accounted for 23 percent of manufactured housing park purchases over the previous two years, up from 13 percent in the two years before that. That has made the investors among the country’s largest landlords.

Manufactured home companies learning a little something from Blackrock.

There are several mobile home parks in my small town and you have pure dumps and nice parks. The dumps have always been dumps, lot rent is cheap and the landlord doesn’t care how it looks, just send the money.

Now are there are few good ones where the rent is higher but the landlords are picky and go out of their way to rent to older tenants with the proviso no other family can move in who is not on the lease. They require the renters to keep their places up and clean or they get rid of them.
