Many of these folks are RETIREES who cannot afford the high cost of living and high property taxes of NY and CA.

Ironically, CA has some of the lowest property taxes in the nation IF you have owned your home for 20 or 30 years or more. You are protected by the 1978 “People’s Initiative to Limit Property Taxation” aka “Prop 13.” Your property tax is initially set at 1% of your purchase price and can go up no more than 2% every year thereafter.
California kills you with the highest sales taxes in the country, the highest income taxes in the country, AND the highest gasoline taxes in the country.

Texas has no state taxes, but is well known for high property taxes.
