That is already the law in New Jersey with the exception of owner occupied properties with four or fewer units. You can’t discriminate based on any LEGAL source of income, and section 8 is legal. One way around it is to require a high minimum credit score of ALL applicants, but if you’re caught waiving it for the “right” tenant you can be hauled into court and fined.

When I had rental properties in Arizona I had a couple of Sec. 8 renters for a while. Treated my properties like their personal garbage dumpster. Never again.
Cost me a fortune after they moved out to clean the places up for the next tenants.
What's going to happen is these landlords will either sell or just keep the properties off the market to rent. The rental market will dry up.
Real estate is a valuable asset. Owners don't want to see their homes destroyed to assuage the guilt of some liberal officials.
I have a niece. 35 years old. 2 kids. 2 different Daddy’s and has Section 8 housing. They live in an Apartment.
She has never had a job, only source of income is child support of 1 of the Daddy’s and of course government help.
She’s has NEVER had a job. I doubt if she ever will.
So what happens to her when she is 50 an both kids are gone. Does she still get government money?
And if that’s the case, why do we have ANY homeless?

I see a potiential business model here. A firm could provide a rental history check. In essence, a landlord could require the prospective rentor to go to a third party for a rating as to their history of renting. Model it after a credit score.
Renter would have to apply and would be required to fill out an online form, agency would then check with prior landlords / appartment complexes. Some type of rating system. Leave an appartment trashed and your score is lowered. Have the police frequently called out, again lowered. No complaints, keep the place clean, pay your bills, higher score.
“Cheap rent brings cheap renters...” as my father used to say.
