I have a condo under contract in New smyrna Beach (just south of Daytona). I have no clue how this will or should shake out. One impact is the inability to get insurance. We had that happen in 2004 with a property we rehabbed. Had to wait until the moratorium was lifted so buyers could complete the deal. I expect the same still happens today.

Depends upon what happens and how fast. An eyewall replacement cycle tends to weaken winds a bit but also make for a much larger windfield. This close to the coast, it’s hard to tell if Matthew will have enough time to fully rebuild the outer eyewall.
The inner eye is actually drifting northwards within the outer eyewall, which is moving steadily NW, which is why some folks are claiming the system is starting to move north.

I’m watching live JAX TV News on Apple TV from Kansas. Reporter said about half of the homes were boarded up and many folks riding Matthew out in the St. Augustine area. Be safe everyone!

Folks, folks. Just to keep things in perspective, here is a
VIDEO I recorded at 3:40 PM today. As you can see there is barely a breeze and only a light rain in the Fort Lauderdale area. The reason for this is that the heaviest winds of Matthew are confined to a very narrow area of the eye wall. Also we are on the weak side of the hurricane. At the time of the recording, less than an hour ago, I believe the eye of Matthew was about 50 miles from Fort Lauderdale and won't come much closer since it is almost at the closest approach.
Watch the video and you will be surprised at how little effect Hurricane Matthew has on the Fort Lauderdale area although the beaches must be getting some heavy waves.
