No need to file seperately. The deductions that come from being a landlord and having a small company that sometimes makes money and sometimes doesn’t knock our actual tax bill to near zero. We take every single legal deduction available...for example...I coach PAL football. I can deduct mileage to and from every meeting, practice and game. It all adds up.
