Dayna Donovan was in for a surprise when she learned two strangers had been living in her Littleton, Colo., home for eight months. They still haven't moved out despite a judge's ruling they had to be out by the weekend.
On Thursday, a judge in Arapahoe County ruled that Veronica Fernandez-Beleta and Jose Rafael Leyva-Caraveo, the two people who were living in the home, had to move out by Saturday morning. But as of Monday evening, Donovan, 43, said the two were still there.

The squaters are the law breakers and have NO RIGHTS to anything. Their claim as participants in a fraud is meaningless since the fraud gave them nothing. (if they are not complicit.)
The homeowner owns the house despite the status of the mortgage. Title is in their name so that is it.
If the squatters recorded a phoney deed they are attempting theft. This would point to the whole bought the house scheme as a fraud.
As for the law firm, their law licenses should be pulled on an emergency basis within seconds.

Coward. We used to defend our property in the US. Now, we count on the very government that sets up “sanctuary cities” to come to our rescue when illegals steal our homes.
Why not hire arbitration from the firm of Smith & Wesson?
They are still listed on the deed and will have all attachments of legal and lawful responsibility should anything adverse ocurr.
Even under the rules, I’ve never understood the concept of “adverse posession”.
This happened to a friend in Oregon.
She got a renter, they refused to pay the rent and refused to leave.
She lost the house, her credit rating and nearly lost her sanity.
I give a damn.
Because they left the home for 8 months? I have several friends who only one of their homes a month or two a year.
They didn’t abandon it and the squatters have stolen the home with no legal or lawful right to possession .
All you have to do is enter your home with a pissed off look on your face carrying a few weapons.....at least that is how I would settle it.....

Not if the “salesman” is a con artist preying on uneducated; non English speaking people for example.
He may have a scam for properties that are foreclosed. He makes up a story about “selling” a property for some very low amount; all in cash of course.
He gets the cash and tells the “buyers” congratulations.

Ownership rights are clear - at least for the moment. It’s just ironic that folks that aren’t paying their mortgage are trying to oust squatters that aren’t paying rent.
Just a sign of the times.
Seriously, how long does it take to hire some tough guys to go into the house and use attitude adjustment to convince the squatters to leave in a hurry?
This is one of those situations where the police and courts are of little or no help, and it can cost a fortune to resolve it that way. But a few tough guys and the squatters will be out on the street post haste, nursing some bumps and bruises.
Importantly, once they are off the property, *then* call the police to report them as trespassers, requesting that they be given written warning to not trespass again or they will be subject to arrest. This will completely change the equation, as the police will be more than happy to enforce *their own* orders.
This may be old-school of me, but I always expected to be out of a house if I haven’t made a payment in eight months (I think it was longer, but that’s not important).
I like the summation by the poster a few posts up. We have somebody who hasn’t been paying their mortgage trying to evict some who’s not paying rent.
Yeah but the property wasn’t foreclosed... at least I didn’t read that it was.
I still think there was no realtor and was no 5k.

Well, then you may want to send them $20,000.00 to pay that mortgage, otherwise they are going to be living in that basement for a long time.
