If Sheehan has publicly listed the property for sale, she cannot restrict who buys it.

The group wanting to buy it may have grounds for a lawsuit against Sheehan for discrimination.

It wouldn’t seem it’s on the open market if she’s going to have an auction on eBay.
I have to wonder if it’s really worth that much more than what she paid, though.
