hi all... just got back from Sturgeon fishing... in the Delta/Antioch waters.. It was fricken colder than a witches..... ???, and yippie!!!! I caught a 56" and hubby caught a 55" sturgeon. All weighs roughly 50lbs or so after gutting them. Total caught today from 7 am - 2 pm on the chartered boat was 3 sturgeons and 1 striper, not including all the shakers we had to let go! Not bad for a person who didn't do fishing for a long long time! ;o)

Anyhow, on the deed... I checked the recordings and although there are lots of recordings documented, I don't see any reconveyances from the first, so how the Peterson's can forclose or take possession is unknown to me unless payments aren't made. Check and let me know all those that you can defer of? I cross referenced all names associated...

What normally happens when the holder of a second deed of trust (Petersons have a second) forecloses is the new owner either payoffs the first or continues to make payments to the holder of the first. The first is never wiped out by an underlying lien holder foreclosing. I think Sharon can have the Peterson lien voided, though, and receive the property subject to the existing first loan which is Principal Residential Mortgage, they purchased the loan from Ambeck (Sharon is a loan officer for Ambeck). If you follow the link you will see a reconveyance, it's from the refi in Feb/2002. Recons can lag a month on the recording depending on the lender and title company policies.

Peterson recordings

Hope the Petersons purchased title insurance and I hope that they can show that $100,000. was really transferred to SP. If it was a ruse to tie up the equity, they are in deep chocolate.

So what possessed you to go sturgeon fishing on this particular weekend? Can you imagine trying to pull one of those 55+ inchers into a 14 foot aluminum boat.LOL
