A property manager I knew used to rent to formerly evicted people all the time. Double deposit, and late charges if over 5 days late. Unpaid late charges were grounds for eviction.

Now the honest renters will have a Deadbeat Tax added to their rental charge - to cover the cost of more deadbeats.

Smart move, Josh.

By the way, I suspect that the majority of cases that don’t result in eviction are settled before eviction by the tenant paying something, but nothing close to what was owed.

When I put in a rental ad, the same names keep popping up to apply. They are nomadic in nature, most likely running away from themselves and move every year if not more frequently.

They have been evicted before in the past, the landlord (pre “Good Cause”) has non renewed, their credit is abysmal, they have “mixed breed” dogs (pit bulls), no steady employment history, are often on some sort of assistance, have baby daddy drama aka DV, breed children that they cannot support on their own, yet label themselves “strong, independent women.”

They smoke MJ and tobacco, vape, have unlimited funds for tattoos and often complain about “black mold” aka mildew (new boogey man after lead paint). They are all “looking for a fresh start.” ™ When I hear that phrase, it’s an instant disqualification.

He has the Ellen Greenberg case lurking in his closet.

Ellen Greenberg was an elementary school teacher who was engaged to a dude from a powerful legal family in Philadelphia and the PA bar.

In 2011, Greenberg died from 20+ stab wounds, some of which were to the back of her head. Her fiancé was the last person to see her alive and the person who discovered her body. His 911 call was highly suspect, if not outright ridiculous.

The M.E.'s initial finding was homicide, but after a sit down with the Philadelphia PD and DA, the M.E. changed his ruling to suicide.

The fiancé's uncle, who was a very well-connected and influential attorney entered the apartment under the pretext of getting a suit for his nephew to attend the funeral, but also happened to secure all digital devices in the apartment.

Greenberg's parents have been suing to get the M.E.'s ruling overturned and the investigation re-opened, and recently (like within the last week or two) have made some big progress in the courts.

Long story short, the course was batted around for a while and ended up sitting in the PA AG's office for years with no action taken...when Shapiro was AG. Shapiro's kids go to the same school and were on the same volleyball team as some of the fiancé's close relatives.

If you're interested, there's a PA journalist/true crime vlogger named Gavin Fish, who has been following this case very closely for the last few years, and I would highly recommend his youtube play list on this case.

He's not overtly political, but he raises the issue of how problematic this will potentially be for Shapiro, who would at least have to explain how he could conclude, in his role as AG, that this series of stab wounds were self-inflicted:

Since I turned 18 I’ve been rehabbing worthy residential properties. First rule, never have tenants. I’ve seen what they can do to a house, and to a landlord.

If you wouldn’t want them for next-door neighbors, you shouldn’t want them for dependants.

You can check criminal history online, it’s all public record. Who’s going to know you did? I don’t sell a house to anyone without a thorough grasp of their background, plus a deposit they wouldn’t want to lose. Sell it, don’t rent it, and you don’t have to stick to a legal limit on the amount, or account for what you’ve done with the deposit. Nor do you have any legal obligation to fix their self-inflicted plumbing and vermin problems.

FSBO is so much better, why stick your neck out? But if you must, at least run their names yourself, it’s not hard.

With that story she might have...

Shapiro has some ‘plaining to do.

Shapiro’s an upper class out of touch elite who values ‘friends’ over deplorables, general losers, working class folks and the middle class.

He can win the ‘elite’ vote.

But elites power’s going down now that their slush funding agencies are being shut down by Trump and Elon. So I’m not sure who would vote for Shapiro.

No more government holding taxpayers liable for last years unpaid taxes.

It’s totally unfair. They COULD pay their taxes this year even if they didn’t pay last year. So just drop it and ignore that they didn’t pay before, okay Shythead Shapiro?

We were landlords exactly ONE time. The Santa Cruz County (CA) made it almost impossible to evict a non-paying tenant. Six month of mortgage payments and zero rental income. We were in an investment group and the guy we put in charge of finding a tenant was a lazy, incurious jerk who took the first renter who showed up. All of us were inexperienced at being landlords. I still kick myself for not watching everybody else in the group.
