IMHO, it seems the "sweet spot" is around 200 million., that is roughly when we had peak prosperity and affordability of housing, etc.

I’m not a farmer, but I am surrounded on 3 sides by them.
The green stuff is soon to pop outta the ground and grow at a fantastic rate.
The only prettier green I’ve ever seen was when the young rice was growing in Thailand.
