They both had their hands on the hammer. If Pelosi thought he was in danger then why didn’t he run out the door to the cops?

Well... he was indeed in his underwear (and shirt), and looking as though he'd just taken off his pants, as if he'd been in the middle of undressing (although this could simply have been what he was doing when the intruder came in.)

He seemed like a confused old man to me, I don't know. It's a very strange scenario.

The most brutal thing there to see was the attacker’s butt crack. Everything else was pretty much off camera.

The guy broke in by smashing through a glass-paneled exterior. Pelosi called the cops without the guy knowing it. When the cops came I can imagine Mr. Pelosi not wanting to rile up the guy as the cops opened the door.

My only mystery is why didn’t the cops pounce when Mr. Pelosi and the guy were both holding onto the hammer, each struggling to get it.
