Because it is impossible for a bank or city assessor to actually go and see real estate properties with their own eyes to verify an application. (What bank is going to loan money on a property sight unseen?)

I swear these commies really are idiots. I can say my house is worth 4 mil, if someone pays that much for it good for them. There is this house three blocks from us, the woman who owned it died and her children are trying to sell it, for 2.8 million, as a TEAR DOWN its total crap inside but look at what they are asking..I doubt a bank appraised it for that much but that is what they are selling it for
I always like overstating my square footage so the assessor can raise my taxes.

Value is an opinion until a property goes on the market and goes through a sales process where the buyer has the right to do their investigations to make sure the property is as advertised.

I thought that had been made clear years ago....what financial institution would loan $$ that hasn’t already sent out their own people for appraisals? What a world it would be if we could all state an appraisal amount for our own properties - waltz into a bank and say, “this is what my property is worth.” Yes, sir - would you take a seat while we prepare the paperwork. I think probably politicians like the AG of NY are used to flouting their importance and would walk out with the $$ - no questions asked and that would be perfectly OK...
